Bishopsgate Development Framework

Ballymore/Hammerson

The Bishopsgate Goods Yard has long been identified in both strategic and local planning policy as a major opportunity site in London, occupying an important and prominent location at the northern interface between the City and Shoreditch.

The Goods Yard site is to provide a focus for over 1.1million sq ft of net commercial office floor space. The site's brownfield credentials coupled with its juxtaposition to existing and proposed transport infrastructure improvements provide the potential for the development of commercial activities at greater densities than are appropriate elsewhere. The conditions also existed to maximise the commercial opportunity of the site through the creation of taller buildings which provided for critical mass and to act as a landmark. Over 100,000 sq.ft of new retail and leisure floorspace was identified providing for the every-day needs of the resident communities, employees as well as improving the offer for the adjacent areas. New retail development was envisaged to form an important part of the overall mix of uses, complementing rather than duplicating or competing with the existing retail offer found within the surrounding area.

iCube along with KCAP and GVA Grimleys were appointed to provide a Development Framework for Bishopsgate. iCubes role was to provide strategic design and transport advice to the team. The Framework was identified as a necessary guidance tool for developers and investors in the creation of comprehensive master plan and detailed development proposals for the site. It established the preferred structure, form and set out development with respect to:

  • Land use quantum, mix and distribution;
  • Accessibility and movement;
  • Guiding principles and overarching design parameters;
  • Character of the public realm and physical environment;
  • Planning obligations; and
  • Implementation and delivery process.
